A Summer Update and an Honest Reverse Mortgage Conversation
August 6 2026
Greetings!
I hope you are enjoying the summer and finding time to spend with family and friends. It seems hard to believe that we are already well into the season.
It has been an interesting year in the mortgage business, to say the least. While interest rates have been mercifully stable since the beginning of 2026, I do not think any of us can ignore the steady and continuing increase in many of our other household costs.
Many of us are fortunate enough to reduce discretionary spending, shop a little harder for good deals or simply tighten our belts. For seniors living on fixed pensions, however, this has not exactly been roses and unicorns. Groceries, utilities, insurance, property taxes and home maintenance continue to take a larger share of monthly income.
For many years, I have been listening closely to what my clients over 55 have been telling me. Those conversations have helped me understand the pressures, concerns and important decisions that often come with retirement.
That listening eventually translated into me being recognized in 2025 as a Top 10 Reverse Mortgage Specialist in Canada with the country’s largest reverse mortgage lender.
With approximately 20,000 to 25,000 active mortgage brokers in Canada, this recognition was a tremendous surprise and a genuine honour for Donna and me—with Daphne’s help, of course.
I still find it hard to believe that a local mortgage broker on First Avenue could receive this recognition. But after 23 years at this location and 39 years in banking and mortgage lending, I know it really comes down to the support of friends and clients like you. Donna and I are eternally grateful.
Is a Reverse Mortgage Right for Everyone?
Absolutely not. I suppose that goes without saying—but I said it anyway.
A reverse mortgage is only one possible option. Depending on the situation, a conventional mortgage, home equity line of credit, downsizing, using savings or another retirement strategy may make more sense.
But for some homeowners, a reverse mortgage has made all the difference.
I have seen it help eliminate regular mortgage payments, supplement retirement income, pay for home repairs and renovations, help children and grandchildren when they needed a hand, and manage unexpected expenses.
Perhaps most importantly, I have seen it allow people to remain in the home they love without the monthly stress of wondering whether they will have enough money left over.
Curious About How Reverse Mortgages Really Work?
If you have ever wondered whether a reverse mortgage might make sense—or if you are simply curious about how they work—I would be happy to sit down over a coffee and answer your questions.
No pressure. No obligation. Just an honest conversation.
Whether we talk about mortgages or simply catch up on life, it would be wonderful to hear from you.
Until next time, enjoy the rest of your summer, stay safe and give my best to your family.
Warmest regards,
Doug, Donna & Daphne
